New Barrow St. Offices are a Treasure

Law firm Mason Hayes and Curran is moving to a Treasury Holdings
office development at Barrow St in Dublin 4.
This is the first pre-letting office agreement in the Barrow
St area and the first significant office transaction of the 2004 campaign.
The rent agreed equates to around €495 per m2. But an unspecified
incentive element is believed to have been built into the covenant to
secure the deal, reflecting the current oversupply on the Dublin office
scene. Developed by Treasury Holdings, the new MHC is due for completion
in 2006. The nine-storey building will have a net floor area of approximately
5,575 sq m with a distinctive glazed façade and an atrium through
the centre.
Architects Anthony Reddy Associates designed the building.
Welcoming Mason Hayes & Curran to Barrow St, John Bruder, director
of property for Treasury Holdings, commented, "We are naturally very
pleased to have Mason Hayes & Curran as neighbours. We have always
believed that top-quality design and finish is the key to office development."
The immediate vicinity of the site has become a focus for development
activity since the new Grand Canal Dock Dart station opened a few years
ago. Immediately adjoining the station is the existing Grand Canal Plaza
scheme with three buildings currently occupied by Pfizer, BT Esat and
Accenture.
A new hotel on Shelbourne Road (formerly Kitty O'Shea's), is nearing completion.
Peter Coyne, chief executive of the Dublin Docklands Development Authority,
said: "I am delighted that another firm of the calibre of Mason Hayes
& Curran has chosen to move into the Docklands and I'm sure this move
will be to their advantage."
Speaking at the announcement, Declan Moylan, managing partner, Mason Hayes
& Curran said, "Barrow St is the natural link between the established
office areas at Baggot St and Burlington Road and the new Docklands developments
around Grand Canal Harbour, south of the Liffey."
"In time, with the completion of the new Liffey Bridge, this will
link up with the IFSC and Spencer Dock, north of the river."
