homes in new quarter near Luas Dublin 8: from €300,000 The first phase of apartments at a new €200 million mixed-use scheme off the South Circular Road hit the market this week, writes Fiona Tyrrell. A major launch of apartments in a new neighbourhood along the banks of the Grand Canal offers affordability and good location in Dublin 8. Herberton, St James' Walk, is a €200 million mixed-use scheme off the South Circular Road in Dublin 8 developed by Maplewood and Elliott JV. The first launch of 50 apartments go on sale off plans today and joint selling agents Hooke & MacDonald and GPK Properties will be taking bookings at a marketing suite on site. A show apartment has been constructed on site so buyers can see exactly what they are getting. Prices are competitive with one-bedroom units priced from €300,000. The scheme's location is a big selling point. To the rear of St James' Hospital and right beside the Luas, Herberton is within walking distance of the city centre. Heuston Station and the M50 are in striking distance. One-bedroom units in the scheme with 45-60m2 (480-640ft2) are priced from €300,000, and two-bedroom apartments with 64-80m2 (685-860ft2) are from €330,000. The three-bedroom apartments with 82-110m2 (880-1,180ft2) are from €445,000. Location aside, the big attraction of this development is the high standard design and fit-out promised. Designed by Anthony Reddy Associates, the scheme incorporates brick, timber, terracotta and glazing. Apartments will be laid out in six and seven-storey buildings. Buyers will have a choice of three different kitchen options and appliances
come as standard. There will be oak veneer doors throughout and brushed
chrome light fittings and sockets. Buyers of two and three-bedroom apartments have the option of purchasing a car-parking space for an additional €20,000.
