Medical Centre fits the bill

Is there a doctor in the house? There will be more than one medic on hand if the planned sale, development and market niche for a 26,000ft2 medical facility at Ballincollig’s new Town Centre comes through in Cork.

Full planning exits for an adaptable medical-based building on Main Street, at the new mixed use/new town centre development being undertaken on the 90-acre site with O’Flynn Construction.

Joint agents for the Ballincollig Town Centre scheme, Colliers Jackson Stops with Hamilton Osborne King, are testing the market for this medical-based facilities building. According to a loose planning brief, it could be anything from a private hospital, group medical practices, to day surgery or convalescent centre.

Cork already has provisional plans for at least two competing private hospitals/clinics, possibly along the lines of a Blackrock Clinic, and this 26,000ft2 offering could fit the prescription for some end-users.

The well-designed quality building has Main Street frontage and a private rear courtyard area. Lease and sale options will be reviewed by the developers, and while a guide price is not issued, sale value could be in the order of €6 to €8 million, depending on fit-out.

The same joint agents have been advertising in recent weeks for a hotel site at the western end of the 90-acre redevelopment site.

Outline planning has been granted for a 100-bed hotel on a site of 5.65 acres. Hotel operators, chains and developers have all shown early interest.

The Guide Price is €7 million.
