Elegant Observatory on Dublin waterfront
Irish Independent Commercial Property Section, Wednesday 9th November 2005

The observatory on Sir John Rogerson’s Quay is the latest waterfront addition to Dublin’s South Docks. The stunning new development by Quinlan Private is now under construction with a delivery date scheduled for July 2006.

The observatory will occupy one of the last available waterfront sites on the South Docks. The developer’s confidence in the state of the Dublin office market is defined by a willingness to build on a speculative basis rather than elect to wait for a pre-let.

The new elegant building will sit on the corner of Sir John Rogerson’s Quay and Windmill Lane. It enjoys extensive water frontage and offers corporate occupiers a very impressive profile in the heart of Dublin’s newest business quarter.

The building extends to 8,000m2 with an average floor plate of 1,600m2 It will be stone clad with curtain walling offering unobstructed view over the Liffey. Internally the specification and finish are of the highest quality as demanded by all modern occupiers.

Declan O’Reilly of HT Meagher O’Reilly is quoting a rental of €538 per m2 and anticipates strong interest from a range of corporates/ and professional firms. “Recent decisions by PmC, MOP, McCann Fitzgerald, 02, Dillion Eustace and PFPC to locate to this area will undoubtedly influence others to consider this location,” Mr O’Reilly comments.
