Six styles in mix at Saggart

Show units open for the first time at Millrace, a €100m development by Wexford builders William Neville & Sons in the village of Saggart, Co. Dublin.

Selling agent Hooke & MacDonald will be taking bookings for the first phase of 50 2-, 3- and 4-bedroom houses and 2- and 3-bedroom apartments.

With six types of housing on show, there is plenty to choose from. Prices begin at €242,500 for 2-bedroom apartments of 57m2 (620ft2). 3-bedroom apartments of 93m2 (1000ft2) start at €279,950. For those in the market for a house, good-sized 2-bedroom town houses of 84m2 (910ft2) are from €280,000. 3-bedroom duplexes of 106m2 (1,140ft2) in two styles start at €305,000 and €330,000. 3-bed houses with 91-149m2 (975-1,600ft2) start at €310,000 and 4-bedroom houses of 148m2 (1,600ft2) are from €390,000.

Designed by Anthony Reddy Associates, the grounds of Millrace encompass the ruin of Swiftbrook Mill. This former Clondalkin Paper Mills site was originally the residence of Dean Jonathan Swift. Existing parkland is to be preserved and new planting and water features added to the site. Millrace is practically in the centre of the village and bounded by tall sycamores.

Architecture is contemporary with unadorned, squared-off lines softened by the use of red brick and decking. The development will have 325 residential units when completed.

A typical 2-bedroom apartment from €242,000 has an entrance hall leading to a sitting room with kitchen off. Two large windows allow good natural light. The largest bedroom has unusual angles by the window and wardrobes are fitted in both rooms. Townhouses have small front terraces, town-sized fenced back gardens and a decked balcony off the main bedroom. Kitchens are ivory shaker style with cream mosaic wall tiling. Smart blond wood fireplaces are also standard. Downstairs toilets are wheelchair friendly and provide enough space to hang coats.

Upstairs, there are either 2 double bedrooms or 2 doubles and 1 single room that could be used as a study. 3-bedroom duplexes with lots of windows have 2 large decked balconies off the sitting room. Top of the range at Millrace are 4-bedroom townhouses with 148m2 (1,600ft2) of living space. Potential buyers will like the flexibility of the accommodation in these houses.

There is a study/television room on the ground floor at the front and an open plan kitchen/dining room spanning the back. Doors open from here to the back garden. On the first floor, at the back, is a large formal sitting room with fireplace that could be a fifth bedroom.
