In 2003, Anthony Reddy Associates was appointed by Rambler Properties Ltd. to design a high quality mixed-use development on a derelict but hugely strategic site located between the IFSC and Trinity College.

This site formed part of an overall disposal of various properties in the city centre previously owned by the Educational BS.

The challenge was to reintroduce life back at street level on Townsend Street and Mark Street that had all but vanished through years of neglect.

The scheme that received planning permission in its current form in November 2004 achieves this by providing continuous retail street frontage with a generous floor to ceiling height.

The overhead apartments are a mix of 1-, 2- and 3-bedroom units giving an overall height of 6-storeys dropping to 5-storeys where the development faces the existing Countess Markievicz flats.

The palette of materials proposed will be to a high quality incorporating brickwork, natural stone and winter garden features on the landmark corner.
