The site lies in Saggart, an historic village lying west of Tallaght town centre, near City West Business Park and is situated in the administrative area of South Dublin County Council. In the context of the current situation regarding the housing shortage in the greater Dublin area, the recent development plan and Area Action Plan designated the Swiftbrook estate lands adjacent to the existing village for residential purposes. The Area Action Plan highlights the existing mill building, race and ponds, as being listed for preservation, with a number of avenues lined by mature trees, and this has informed the layout of the scheme. The design also takes into account the requirements of higher densities, accommodated in courtyards, intimate streets and crescents overlooking open space. The urban grain is tighter, with three-storey houses backing onto the footpath, reinforcing the street corners, and simple two-storey terraced housing in between. All car parking is accommodated on street. The nature of the design gives the new extension to the village a sense of place and identity also providing safety and security by virtue of the narrower streets and controlled junctions. The overall development comprises 650 residential units in total with a crèche, small office and retail units situated nearer to the village centre. The residential units consists of housing, townhouses with shared private courtyards, apartments and duplexes. The existing listed mill building is being converted into apartments.
